Requirements for Applying for an FHA 203k Loan in Flagler County, Florida

The higher your debt-to-income ratio, the lower the loan amount you qualify for. Ideally, less than 43% of your income should go towards the proposed mortgage payments and other debt.

  • Loan amount – The FHA has loan limits for different regions, including Flagler County. You can borrow up to 110% of the property's proposed value or the home price plus renovation costs, but the loan amount can't exceed the limit set for Flagler County.

  • Occupancy – 203k loans are only legible for properties that will serve as your primary property. You can't use the loan to fix and flip the house as an investment property. You must plan to live in the house.

Find a home

Lenders prioritize the repairs, with safety and health hazards at the top. Broken windows, mold, and removal of lead-based paints are the most important, after which you can handle the other improvements.


Identify a contractor

Find a contractor that can complete the upgrades and improvements for you and is willing to complete the FHA 203k loan paperwork with you.

Qualifying contractors must be licensed and insured and full-time contractors. You can't do the work yourself unless you're a professional contractor.


Get the bids

Get an official bed from the contractor. The bids are submitted to an appraiser who will build the work's value into the property's future value to determine your loan.

The bid should be as accurate as possible. You can change the bids, but it could incur additional costs and require re-approval with the lender.


Submit the paperwork

Submit this additional paperwork to your lender for final loan approval. If the documents are in order, the lender should provide you with final mortgage documents to close the loan and the transaction on the house.


Contractor begins work

FHA 203k loan requirements dictate that the contractor should start working on the property no later than 30 days after closing on the loan and complete the project within six months.
