The USDA program can refinance your existing mortgage loan anytime during the loan term. This is an excellent option if you are considering purchasing a new home and need to refinance your current loan with a lower interest rate. Additionally, if you have been pre-approved for a new mortgage loan by another lender and would like to use that money for a down payment on your new home, it makes sense to refinance with the USDA program.


No PMI Costs

You're probably wondering what PMI stands for. Well, it's Private Mortgage Insurance. PMI is a type of insurance that protects a lender if you default on your mortgage loan and owe more than your mortgage balance. While this is not uncommon, it does require you to pay an additional premium for coverage. The good news is that USDA loans do not require any PMI coverage, so avoid paying more in premium than you would on a conventional loan.


Zero Down Payment Rates

A conventional loan requires borrowers to put down at least 3% of the total purchase price when applying for a loan. However, with USDA loans, there is no minimum down payment requirements whatsoever! So if you don't have enough saved up for a down payment or prefer not to put money down on your house, this might be the perfect option!

Lower interest rates

The interest rates offered by USDA loans are much lower than those offered by conventional loans. This is because they provide fixed-rate mortgages with no ARM( adjustable-rate mortgage ) payments and no prepayment penalties. This means that if you need to refinance your mortgage, there will be no additional cost involved in doing so. You can also get a 30-year fixed-rate loan if you need it.


What are the different categories of USDA loans in Hendry County?

There are three main categories of USDA loans you can get in Hendry County. These include:


Direct USDA Loans

A USDA direct loan could be the answer if you want to purchase a new home or renovate your current one.

Like all other loans from the U.S. Department of Agriculture, this program gives money directly to the homebuyers through its Single-Family Housing Direct Home Loans program.

You can use it to buy a new home or renovate—no down payments are required! And because the rate can be as low as 1%, there's no reason why you shouldn't consider this option too. Loan terms are typically 33 years, though borrowers with meager income may have up to 38 years to repay the loan.


Eligibility Criteria

  • Proof that you have no access to decent housing
  • You're unable to secure a mortgage from other lenders.
  • Must be willing to live on the property as the primary residence.
  • The borrower must have no record of foreclosure or bankruptcy.

USDA Guaranteed Loan

If you're looking to purchase a home, you may want to consider a USDA-guaranteed loan. This loan is provided through private lending institutions and is fully backed by the U.S. Department of Agriculture. In other words, if you default on your payments, the USDA will step in and make sure your lender receives their money back. These loans are used for home repairs or to purchase a home. However, it's vital to know that the lender determines the rate, but they still have to stick fixed loan rate of the 30-year term.


Eligibility Criteria

Guaranteed loans are easy to apply for and don't require much paperwork from applicants. However, like any other government process, you must meet the following:

  • Satisfy Hendra county income-eligibility requirements
  • Be willing to occupy their dwellings as primary residences
  • Be a United Stated Citizen, Qualified Alien, or non-citizen national

Home Improvement Loans

The Section 504 program is available to low- and moderate-income families to help repair or improve their homes.

Loans can be used for exterior fixes such as roofing, siding, and windows; interior fixes such as plumbing, heating, air conditioning, and electrical systems; structural improvements such as foundation repairs; and energy efficiency improvements that reduce utility bills.

This loan is offered under fixed interest rates for up to 20 years and has flexible repayment schedules based on the borrower's financial needs and ability to repay the loan.


Eligibility Criteria

If you would like to apply for this 504 grant from the USDA in Hendy county, you must meet the following criteria:

Who Can Apply for a USDA Home Loan in Hendry County?

You will need need to meet the following requirement to qualify for any USDA loan in Hendry county:


Income limit

To qualify for a USDA home loan in Hendry County, you must make less than 115% of the area median income (AMI). The AMI is based on the market value of homes in an area divided by the number of people living there and then averaged out over five years. Your income may be considered if it exceeds this minimum threshold or if you have other sources of income that exceed the threshold but are not enough to cancel out your debt-to-income ratio (DTI).


Minimum Credit Score

If you live in Hendry County, Florida, and want to apply for a USDA-guaranteed home loan, you'll need a credit score of 640 or higher.

Many lenders dealing with USDA loans only allow people with a credit score of 640 or more to apply. However, there are some exceptions. If your lender is willing to work with you, they may be able to give you an exception and approve your loan despite having a lower score.

You can always apply in person at the local USDA office in Hendry County or online at the website of your local USDA office. This will allow them to assess your eligibility for a loan regardless of your credit score. If none of these options works out, there are still ways around this requirement.


Property Eligibility

The United States Department of Agriculture expects you to use the house you plan to purchase as your primary living place. That means you can't use the house for commercial purposes like vacation property or even a second home. Also, note that you can't buy any old piece of property. It needs to have a working heating and cooling system and be accessible from an all-weather or paved road. And the home needs a roof, walls, and pipes to eliminate waste.


Location requirement

The trouble is that there are so many kinds of rural areas with varying degrees of population. That's why the USDA has several different categories for "rural areas."

To receive a USDA loan, you must live in one of the following areas:

  • A locality with a maximum of 10,000 residents.

  • A locality with between 10,001 and 20,000 people is not an MSA.

  • A locality with more than 20,000 but less than 35,000 people was once considered rural but lost that status in 1990 or 2000 censuses.

  • A region with more than 20,000 but less than 35,000 people has been designated as rural by the U.S. Census Bureau since 2010 but lost its status between the 1990 and 2000 censuses.

You can also fish or go swimming when it's hot outside! You can rent bikes for an hour or two at some locations along this trail if you don't have one.


The Birding Tour

Morningside Nature Center is a city-owned Gainesville nature park that's open year-round. Its trails are six miles long and lined with savanna birds, such as the red-headed woodpecker and common nighthawk. The park's fire-dependent longleaf pine woodlands are home to migratory songbirds like the American redstart and Swainson's thrush.

Prescribed burns are scheduled throughout the year to help restore and preserve this natural treasure!


Trails - Florida National Scenic Trail

Several locations in Hendry County are part of the 3050-mile Florida National Scenic Trail. The FNST ( Florida National Scenic Trail ) is a trail for people to get a good workout while exploring nature. The trails range from easy hikes to challenging bike rides and horseback riding.

If you want to get even closer to nature, paragliding or hang gliding are great options; both use harnesses and gliders that allow you to soar through the sky like Superman without wearing a cape (or tights). Parachuting involves jumping from an airplane with no equipment—just your wits!

Air sports may not be everyone's cup of tea, but if they sound exciting enough for you, Hendry County has plenty of options for getting your adrenaline going.


Golfing

In the spring, when the weather is perfect and the golf course is gorgeous, and on any day of the week during the year (except for Sunday), it's hard to beat Hendry County in Florida. There's nothing more you could ask for—except maybe if you're looking for someplace with a little bit of something extra (and a whole lot of something else).

The weather here is perfect for golfers: sunny but not too hot; humid but not too humid; windy but not too windy. Plus, there are lots of natural wonders to keep you occupied while you're swinging on the links: lakes, rivers, forests... all kinds of natural wonders!
