What is a VA Loan?

No down payment is required, and no closing costs are associated with applying for these loans. These loans are available for all borrowers regardless of their credit score and credit history.

A VA loan is designed to help veterans buy homes with little or no money. The VA provides these loans at no cost to the borrower, making them one of the most affordable alternatives. The primary requirement is that eligible applicants must have served at least 90 days during wartime or peacetime and have been honorably discharged from service after completing at least two years of active-duty service, including any reserve service.

The VA has several different options for borrowers, including:

  • VA home loans are available for those who served during WWII or Korea (or any other conflict designated by Congress) and have been honorably discharged from service. They range in terms of the amount of money you can borrow and the length of time you can repay them.

  • Veterans Administration refinancing - If you've taken out a traditional mortgage with another lender but want to refinance into something better — like lower interest rates or fixed payments — this is where it'll happen.

  • Zero down payment Option - It means you can get a loan with no upfront money. This option may be available to you if you are a first-time homebuyer. It may also be available to you if your down payment is too small and putting money down on the house won't cover the cost of the house. In that case, a lender may allow you to use other sources of funds, such as a second mortgage or line of credit from your existing lenders, to make the difference. You will still need to pay back all of these loans at closing in addition to your regular monthly payments on your new mortgage loan.

VA Funding Fees

VA Loans are eligible for Veterans and Active-Duty Military (including their spouses). VA Funding Fees are a flat fee (3% of the loan amount) for all borrowers. The VA, not you, charges VA funding fees. The fees are for processing your loan application and for your benefit. They cover the cost of doing business with the government and its agencies.

  • Servicing Fee - Covers the cost of maintaining your loan after it's issued.

  • You are getting disability compensation from the VA because of a service-connected disability, or you died while serving in the US Armed Forces.

  • Your income is less than the limit established by law.
