FHA Credit Score Requirements in Florida (2026)
Your credit score affects both approval and how much you need to put down. FHA credit rules are much more flexible than conventional loans, which typically require 620 to 680 or higher.
Minimum FHA Credit Scores
- 580+ FICO: eligible for 3.5% down
- 500 to 579 FICO: eligible with 10% down
- Below 500: not eligible under FHA guidelines
Many lenders add their own overlays at 620–640. If your score is in the 500s, work with a lender that underwrites to FHA's actual minimums.
If Your Credit Score Is Below 580
You can still qualify by:
- Making a 10% down payment
- Paying down revolving debt
- Avoiding new credit inquiries
- Establishing 12 months of on-time payments
A higher score can also lower your rate and improve your approval odds.
FHA Down Payment Requirements in Florida
FHA loans offer one of the lowest down payment options available.
| Credit Score | Minimum Down Payment |
|---|---|
| 580+ | 3.5% |
| 500 to 579 | 10% |
Down Payment Flexibility
- 100% of the down payment can come from gift funds or a governmental down payment assistance program
- Florida grants and down payment assistance, including Hometown Heroes up to $35,000, layer directly onto FHA loans
- Seller credits toward closing costs are allowed, up to 6%
FHA loans always require mortgage insurance, whatever the down payment. The costs are covered below.

FHA Loan Limits in Florida (2026)
FHA loan limits cap how much you can borrow and vary by county. For 2026, the one-unit limit is $541,287 in 51 of Florida's 67 counties. Sixteen counties get higher limits:
| County (1-Unit) | 2026 FHA Limit |
|---|---|
| Most Florida counties (51 of 67) | $541,287 |
| Sarasota, Manatee | $547,400 |
| Duval, St. Johns, Clay, Nassau, Baker (Jacksonville area) | $580,750 |
| Martin, St. Lucie, Okaloosa, Walton | $603,750 |
| Miami-Dade, Broward, Palm Beach | $667,000 |
| Collier (Naples) | $764,750 |
| Monroe (Key West) | $990,150 |
Multi-unit properties (duplex through fourplex) carry higher limits. See the full Florida FHA loan limits by county for every county and unit count. HUD usually announces the next year's limits in late November, and we update that guide when they're released.
If a home exceeds your county limit, you can increase your down payment, negotiate the price, or use a conventional or jumbo loan instead.
FHA Mortgage Insurance: What It Costs in 2026
Every FHA loan carries two mortgage insurance premiums (MIP):
- Upfront MIP: 1.75% of the loan amount, almost always financed into the loan rather than paid in cash
- Annual MIP: 0.55% per year for the typical 30-year loan with less than 5% down (0.50% with 5%+ down), split into your monthly payment
On a $300,000 loan, annual MIP runs about $137 per month, plus $5,250 in financed upfront premium.
How long you pay it: with the standard 3.5% down payment, annual MIP lasts the life of the loan. If you put 10% or more down, it cancels after 11 years. In practice, most Florida FHA borrowers remove MIP by refinancing into a conventional loan once they reach 20% equity. Home appreciation usually gets you there well before year 11.
FHA Debt-to-Income (DTI) Requirements
DTI measures how much of your income goes toward debt.
DTI Formula: Total Monthly Debt / Gross Monthly Income = DTI
Standard FHA DTI Guidelines
- Front-end DTI (housing): 31%
- Back-end DTI (total debt): 43%
Treat these as benchmarks, not hard caps. With automated underwriting approval or documented compensating factors, such as higher credit scores, cash reserves, minimal payment shock or strong income stability, FHA approvals routinely reach around 50% DTI, and can go higher.
A Florida-specific warning: your homeowners insurance premium counts inside the housing ratio. Florida's high insurance costs reduce how much house your income supports. Get an insurance quote early, because it directly changes your approval math.

FHA Income and Employment Requirements
FHA does not set minimum income limits, but lenders verify stability. Some Florida assistance programs do have income and purchase price limits worth checking.
Typical Documentation
- Last 30 days of pay stubs
- 2 years of W-2s
- 2 years of tax returns
- Proof of bonuses, overtime, commissions
Self-Employed Borrowers
Must provide:
- 2 years of business tax returns
- Profit and loss statements
- Business license (if applicable)
Non-employment income (alimony, child support, rental income, Social Security and disability benefits) can count if documented and consistent.
Citizenship note (changed in 2025): FHA now requires borrowers to be U.S. citizens or lawful permanent residents. Non-permanent residents, including DACA recipients and most visa holders, are no longer FHA-eligible. If that affects you, see the mortgage options still available to DACA homebuyers in Florida.
FHA Home Inspection and Appraisal Requirements
FHA loans require the home to meet minimum property standards.
FHA Appraisal Focus Areas
- Structural soundness
- Roof life (2+ years remaining required)
- Electrical, plumbing, HVAC safety
- Water intrusion and moisture
- Lead-based paint hazards
- Termite damage (critical in Florida)
Inspection vs Appraisal
- Appraisal: required by FHA (value and condition)
- Inspection: strongly recommended (buyer protection)
If the appraisal flags required repairs, they must be completed before closing, or an FHA 203(k) renovation loan can finance them into the mortgage (the Limited 203(k) now covers up to $75,000 in repairs). For the full checklist, see the FHA property standards appraisal checklist for Florida.
Florida-Specific FHA Issues to Know
Condos are the hard part. The building, not just you, must qualify. FHA condo approval requires at least 50% owner-occupancy, no more than 15% of units behind on dues, 10% budget reserves, and adequate insurance. After Florida's structural-inspection and reserve laws tightened, only a small fraction of South Florida buildings remain FHA-eligible. Two workarounds: check HUD's approved-condo list before falling in love with a building, and ask about Single-Unit Approval, which can clear an individual unit in an unapproved building.
Insurance shapes your approval. Because premiums count in your DTI, Florida's insurance market directly reduces buying power. Quote insurance on a specific home before going under contract.
Roof rules come from two directions. FHA requires 2+ years of remaining roof life. Separately, Florida law prevents insurers from refusing coverage solely because a roof is under 15 years old, but older roofs may need an inspection showing 5+ years of useful life to stay insurable. A pre-offer roof check saves Florida FHA deals.
FHA Requirements for Common Florida Situations
| Your situation | What changes | Next step |
|---|---|---|
| Self-employed or 1099 | 2 years of returns, with income averaged | Self-employed mortgage options |
| Buying a condo | The building must be FHA-approved or get Single-Unit Approval | Florida condo loans |
| Manufactured home | Permanent foundation and HUD tags required | Manufactured home loans |
| Home needs repairs | Repairs before closing, or finance them | FHA 203(k) loans |
| Using Hometown Heroes or other assistance | Assistance can cover the 3.5% down payment | Florida homebuyer programs |
| Veteran or active duty | A VA loan may beat FHA with 0% down | VA loans in Florida |
FHA vs Conventional vs VA Eligibility (Quick Comparison)
| Feature | FHA | Conventional | VA |
|---|---|---|---|
| Best for | Lower down payment and flexible credit | Stronger credit, lower MI with good scores | Eligible veterans and active duty |
| Down payment | Often 3.5% | Can be 3%+ (varies) | Often 0% |
| Credit flexibility | More flexible | Less flexible | Flexible, but lender-dependent |
| Mortgage insurance | FHA MIP required in most cases | PMI if under 20% down, cancellable | No monthly MI (funding fee may apply) |
| Property standards | FHA minimum property standards | Generally less strict | VA appraisal focuses on safety and condition |
| Income limits | None | None | None |
FHA note rates have recently run about 0.4 percentage points below conventional, but MIP narrows the true gap, so compare full monthly payments, not just rates. When you're ready to compare, see our FHA loan options in Florida.
How We Review a Florida FHA File
Make Florida Your Home is run by Next Wave Mortgage, a licensed Florida mortgage broker led by Phil Ganz (NMLS #37833). When you check your FHA eligibility, we look at three things first: your middle credit score, a real insurance quote for the home, and, for condos, whether the building is on HUD's approved list. Those three decide most Florida FHA approvals.
As a broker, we can compare FHA lenders. That matters if your score is in the 500s and one lender's overlays would otherwise turn you down.

Bottom Line: Do You Qualify for an FHA Loan in Florida?
If you have credit as low as 500, limited savings, a higher DTI or non-traditional income, FHA is likely your most accessible path to owning a home in Florida. It also stacks with the state's down payment assistance programs, which can cover most or all of your upfront cost.
Knowing the credit, down payment, MIP, DTI and property rules before you shop keeps you in control and avoids surprises at closing.
