3.5% Low down payment Option

A down payment (less than 20%) is often required for an FHA home loan and plan to use cash and savings to pay off your debt within six years after closing on your new home.

Another top way is to get a home equity line of credit (HELOC) and use it as your primary deposit form.

There are two types of HELOCs:

  • Unsecured - This type of loan has no collateral, so you have no real estate as collateral for this loan. It also does not require a mortgage insurance premium (MIP). The interest rate on an unsecured HELOC is usually higher than the rate on a secured loan — sometimes up to 2% higher — but it's often worth it if you can avoid paying mortgage insurance for the life of your loan.

  • Secured - This type of loan requires you to put up the property that serves as collateral for the loan to secure it. You may prefer this method where you want to keep your property but still use an unsecured HELOC as a way to make mortgage payments while waiting for your house sale to close or if you want some assurance that FHA will make good on its loans in case something happens to it during construction.

You can deposit the FHA loan money into your account via a check or money order. The money will sit for 60 days, after which you can use it to buy a home.

If you're buying an existing home, the lender will transfer the funds directly to your escrow account. Suppose you're buying a new construction property and don't have an existing escrow account.
