  • Up to $7,500 may be offered for conventional loans and up to $10,000 for FHA and USDA-RD loans. Effective June 1, 2021.

  • 0%, non-amortizing, deferred second mortgage.

  • Meet all counties' qualifications for one of the FL First mortgage programs (FHA, USDA-RD, and Fannie Mae HFA Preferred). You'll automatically qualify since it's not a stand-alone second mortgage program.

A Florida Assist loan is set up to be deferred but becomes payable in full if the mortgagor terminates occupancy of the property, sells, transfers, pays off the first mortgage, or refinances the property.

Note that FL Assist is not reversible. FL Assist cannot be combined with FL Housing's other down payment assistance programs.

If you have cash under your mattress or stashed in a hidden place in your house and wish to use it for FHA loan down payment and closing costs, deposit it into a bank account at least three months ahead.

Consequently, you'll have mature funds in your bank account, and no hefty deposits will show up on your bank statements when the lender reviews them.

Depending on your best banking method, you can deposit "the cash under your mattress" into your bank account via an ATM that accepts cash deposits or online banking.
