Hometown Heroes Loan Program - Learn How to Get up to a $35,000 Grant in Brevard County, Florida
Floridians need an average annual income of $62,000 to afford a median-priced residential property. But the annual incomes for most workers are less than this amount.
Luckily, eligible full-time community workforce, employed by a Florida-based employer have something to smile about ever since the Florida Hometown Heroes loan program was announced.
The program, which the Florida Housing Finance Corporation administers, seeks to cover down payment and closing costs for eligible community workers.
Hometown Heroes loan program gives up to 5 percent of your first mortgage loan amount in closing costs and down payment. Eligible applicants get to enjoy a $35,000 grant from the program.

Income Limits for Brevard County and Program Requirements
The Hometown Heroes income limit for eligible borrowers in Brevard County lies at $129,000. The heroes' loan limit for VA, HFA Advantage, and HFA Preferred is $726,200, while the heroes' loan limit for FHA is $472,030. USDA-RD does not have a Cap on Loan Limit.
As a first-time homebuyer grant, the program boasts a 30-year fixed rate on the mortgage.
Under the Hometown Heroes loan program, the first mortgage program options include HFA Preferred for TBA (offered by Fannie Mae) and HFA Advantage for TBA (offered by Freddie Mac).
The conventional Fannie Mae option offers charter-level, reduced-cost mortgage insurance. However, you need an Area Median Income below 80 percent to benefit. An AMI of 80 percent and above doesn't qualify for the reduced-cost MI benefit.
You can enjoy the charter level, reduced cost, and mortgage insurance on a conventional Freddie Mac mortgage. Your AMI should be below 80 percent to qualify for a reduced-cost MI benefit.
Other Loan Program Specifics to Know
The Hometown Heroes loan program requires you to avail various documents to prove eligibility. These documents include:
- Copy of VOE (verification of employment)
- COPY of fully executed FL Hometown Heroes Certification Form
- COPY of signed, FINAL 1003
You can get a 5 percent second mortgage under the program, provided with various conditions. However, you can't combine another FL housing down payment assistance program with this program.
The only exception is when you are getting down payment help from another agency that offers the subsidy to oversee 3rd lien position.
The purchase timeline reservation will help you lock a rate with the lender. You have to lock your rate 45 days before purchasing the home. Taking the loan beyond the 60-day deadline will attract new extension fees or repricing costs and cancellations.
Program Requirements
If a borrower is employed full-time, meets program requirements, and can credit qualify for a mortgage, many more First Time Homebuyers should be able to qualify for Hometown Heroes loan program. There will no longer be an occupational requirement.

Borrower(s) must be employed full-time by a Florida-based employer and work 35 or more hours per week.

The property the borrower(s) is purchasing will be their primary residence and they will be a Florida resident.
- The borrower(s) are first-time homebuyers which means, a borrower(s) must have had no present ownership Interest in a principal residence at any time during the three-year period prior to the date on which the Mortgage Loan is executed.
Active military personnel and veterans are eligible for the Hometown Heroes loan program. However, active military members need to provide a military ID copy and don't need to be first-time homebuyers to qualify.
Veterans also don't need the first-time homebuyer requirement, provided they submit a valid DD-214 reflecting discharge status other than dishonorable. Surviving spouses need a valid Certificate of Eligibility (COE) to apply for a VA first mortgage.
Florida Tax Exemption Benefits
One of the top benefits of using the Hometown Heroes Program is tax exemption, saving you thousands of dollars.
Under Section 420.513(1) of the Florida Statutes, this program provides an exemption from documentary stamp tax and intangible tax for first and second mortgages and notes used to secure loans for housing financed through Florida Housing's Homebuyer Programs.
This means that when you purchase a home through these programs, you won't have to pay the documentary stamp tax and intangible tax on your mortgage, saving you a substantial amount of money.
The Florida documentary stamp tax is a real estate transfer tax levied at a rate of $0.70 per $100 paid for the property in most counties, except Miami Dade, where it is $0.60 per $100.
With the Hometown Heroes Program, you can exclude this tax when you meet the program's criteria. Additionally, the Florida intangible tax, which is calculated at 2 mills per dollar of the note's just value secured by the mortgage, is also exempted.
For each $100,000 of your home purchase price, this exemption can potentially save you approximately $2,000 in documentary stamp tax and intangible tax.
