What Is The Hometown Heroes Program?

The Florida Veterans Affairs Department (FDVA) has launched a new program known as the Hometown Heroes to help veterans and families buy homes in Osceola County.

Hometown Heroes is an initiative by the Florida Housing Finance Corporation (FHFC) that benefits military veterans and first responders — including police officers, firefighters, and paramedics — who buy homes in Osceola County.

To qualify for Hometown Heroes, you must first agree to live in your new home for at least five years and repay your low-interest loan over 20 years. FHFC will provide down payment assistance (up to $25,000) in exchange for this commitment.

The Hometown Heroes is a VA-backed mortgage loan that offers zero-down payment loans up to $417,000 for eligible veterans and active-duty service members purchasing homes in Osceola County. Your income level, credit score, and whether you have any other debts outstanding determine the loan amount. If you qualify, you are eligible to enjoy up to $25,000 in assistance toward your house through this program.

The Hometown Heroes Loan Program is a no-cost mortgage loan designed to help veterans and their families purchase a home in Osceola County. The program is open to all active-duty military, National Guard, Reserve, or retired service members who have been on active duty after September 10, 2001. It's also available to surviving spouses of those who died while on active duty or in National Guard or Reserve status after September 10, 2001.

The FDVA offers no-cost mortgage loans as part of its mission to support veterans and their families. Through Hometown Heroes, the agency has helped more than 1,300 military members buy homes with no down payment since the program began on June 1st, 2022.

Qualify for the Hometown Heroes Loan Program

You must be a service member who has served in active duty during a period of war, conflict, or national emergency within the last ten years. Hometown heroes also stipulate that you must be eligible for VA benefits or have served honorably in any branch of the U.S.A. armed forces during the war, conflict, or national emergency declared by Congress.

In addition, Hometown Heroes requires that the applicant's spouse must have been married for at least one year before applying for this loan program.

  • Your total income should amount to or less than 100 % of your county's median income guidelines.

  • A minimum credit score of 640 is required.

  • The buyer(s) must be at least 18 years old, occupy the home as their primary residence and purchase the home within the contiguous 48 states.

  • The property must be within one mile of an Armed Forces Recruiting Station or adjacent to a military base where families live in military housing. The property cannot be located on an Indian reservation or other federal lands controlled by Native American tribes or groups.

  • Have been discharged honorably;

  • Be receiving VA compensation due to disabilities incurred while serving on active duty;

  • Qualify as low-income according to federal guidelines, have limited resources according to federal guidelines, and meet other criteria usually set by the Secretary of Veterans Affairs per applicable law.

Criteria for Eligible Homes

Hometown Heroes is established to help military personnel, veterans, and their families in Osceola County. It is available to first-time homebuyers and those looking to buy a new home in Osceola County. The Florida Housing Finance Corporation (FHFC) operates the grant program.

The homes must meet specific criteria:

  • They must be located in Osceola County or Orange County — including Orlando and Kissimmee — and on the National Register of Historic Places or listed as a contributing property within one of these historic districts to qualify for this program. A list of eligible properties can be found on the Central Florida Partnership website under "Historic Districts."

  • You must not have bought a home during the last three years.
  • The home must be purchased for no more than $200,000.

  • You must have purchased the home with financing from a qualified lender within one year of applying for the grant (you do not need to have already closed on the loan).

  • The home must be your primary residence.

You must have been discharged from active duty under honorable conditions or still be on active duty when applying for this grant.

Eligible Occupations

The Hometown Heroes welcomes:

  • All active-duty members of the Armed Forces, including National Guard and Reserve members

  • Honorably discharged veterans and National Guard members;

  • Firefighters
  • Law enforcement officers
  • Emergency medical technicians (EMTs)

  • Volunteer firefighters - you must have served at least 90 consecutive days of active duty during which time you were exposed to hostile fire/imminent danger pay, imminent danger/hostile fire pay, or hostile

  • Paramedics
  • Public health nurses
  • Correctional officers
  • Florida highway patrol officers
  • State correctional probation officers

Required Documentation to Support Occupational Eligibility

  • Copy of State of Florida license or certification
  • Copy of VOE
  • Fully executed FL Hometown Heroes Loan Program Attestation from the borrower(s)

Osceola County Hometown Heroes Loan Program Limits

The Osceola County Hometown Heroes offers up to $25,000 in grants. This money must be used to pay mortgage principal and interest on a single-family home or condominium within the boundaries of Osceola County.

The Osceola County Hometown Heroes Loan Program provides low-interest loans to eligible veterans and first responders to purchase a home in Osceola County. The loan amount is less than $25,000 or 20% of the sales price. The interest rate is 3.5% for 30 years, with no down payment required.

The Hometown Heroes have two income limits: one for active-duty military and reservists and one for veterans who served on active duty during the past three years (including National Guard and Reserves).

The maximum amount this program can borrow is $200,000.00 (including any down payment). The minimum down payment required is 5% of the purchase price or appraised value (whichever is greater) and can be financed through the program.

You can apply for a grant for up to 5% of the loan amount, is capped at $25,000. You can also combine this grant with other federal mortgage programs such as VA loans or FHA loans.
