The streamlined and total 203k loans have different loan sizes and modification use cases. In all cases, the FHA considers upgrades like a pool or an outdoor kitchen to be luxury and generally disqualifies them.

Contingency funds are often included in the bid to accommodate unforeseen repairs. If all of the bid's elements have been accomplished, the money may be utilized for extra repairs or principal reduction.

If you already own a home, you can refinance into a 203k loan to get money for the repairs and upgrades you want to make. That way, you won't need to sell and move.


What is the maximum amount that can be borrowed for repairs?

The FHA standard 203K loan has no maximum budget limit for renovations. The size of your loan will be impacted by several factors, including the FHA county loan restrictions.
